Housing Sourcing Manager / Estate Agent - not for profit

Seeking a housing sourcing manager to help acquire residential properties for a government backed company based in the midlands of Ireland working towards public good.

Responsibilities:

• Manage the process of sourcing, vetting and due diligence of a portfolio of properties acquisitions in a timely manner
• Ensure proactive and regular communication with all parties in relation to the acquiring of properties through to completion including due diligence.
• To negotiate the sale of properties, manage expectations, always ensuring excellent customer service.
• Manage landlord relationships and lease contracts, on both new properties and on lease renewals.
• Ensure properties been sourced are in line with operational location needs
• Liaise with our third party contractor to review BOQ’s, approve and manage building contractors fit out / modifications of properties. Monitor and ensure the completion of refurbs in a timely manner.
• Attend on-site to visit properties as required for identification, refurbs and snagging etc.
• Completion of compliance packs for submission to the Department of Children, Equality, Disability, Integration and Youth
• Actively develop new business opportunities through relationships, networking, and marketing activities to enhance our business and reputation in the community.
• Work with maintenance/marketing on the preparation floor plans, photographs and leaflets
• Maintain up to date & accurate records, ensuring files are continually and appropriately maintained.
• Arrange contracts for new properties / renewals for waste removal, Wifi, electricity, gas and other ongoing services and managing disputes with these services providers where appropriate
• Review and approve invoices for payment in a timely manner
• Is aware of, understands and complies with all the relevant provisions of the PSR Act, current Anti Money Laundering, BER, Data Protection Legislation and any other legislation relevant to a property professional operating in Ireland.

Your background:

· Currently hold an auctioneering PSRA licence / Quantity Surveyor or similar

· Have a minimum 3 years' experience in residential sales / refurbs.

· We are looking for a self-starter with drive and ambition, capable of working on their own initiative and to deadline.

· Work as part of a fast past environment

· Have strong communication, customer service and organisational skills.

· Have strong IT skills to include word, excel, outlook

· Full Irish Driving Licence is a necessity
